Considering a new construction project is an exciting experience, which can also feel a little overwhelming for the client. There are many great builders out there, and as there is a lot of money involved it is only natural to become nervous when making the decision of the Builder that is right for you.
Before you resort to randomly picking a builder, we advise you to do your homework, and research which builder will be best suited to your needs, being as specific as possible with your plans and specifications. The importance of build quality cannot be overstated, and a builder’s credentials and professionalism should always be your first priority.

Project Stages

At your INITIAL CONTACT MEETING with Jeffries Builders, either at our Design Centre at 46 Wood Street, Warwick, or if you prefer, at your current home or proposed plot – you will meet with Todd and Cassie who will listen carefully and intently to your individual desires and requirements to gather as much information as possible about your project, and will assist you in completing a Project Profile Form.
This will establish your needs, goals and objectives for the project and determine:

Spend time visualising your household living in the design at this stage. Revisit your analysis of your current home. Have problems been overcome? Have new ones been created?

This must be considered to begin the actual designing of the building, and takes time and patience to ensure we have the perfect plan for your needs and lifestyle. Conceptual Design & Feasibility
Together, over the coming few weeks, we will provide committed assistance with developing a design with you that will suit your taste, functional and financial requirements, turning your ideas and concepts into a feasible construction project. You do not have to depend on your own imagination as we can also provide scaled CAD sketches and 3D modelling of your plan for a more visual idea of what your project will look like in reality.
Every design process with Jeffries Builders is unique, as we have never used the same plan twice! The number of steps varies depending on the complexity of the project and whether you’re building a new home, renovating or simply making a few small home improvements.

We pledge to ensure that projects are designed with a generous and thoughtful layout considering your family in mind, and in a manner which allows for construction to be completed within the established budget and at the highest level of quality possible.
Your Preliminary Plans will be drawn up by a professional draftsman at an excellent rate (with whom payment is made to directly – cutting out us as the middle man). At this point, it is critical you review floor plans and elevations, analysing them for space planning, suitability and construction feasibility. There is an opportunity to make any necessary minor adjustments to your plans, before the Construction Drawings and Engineering Drawings are prepared.
CONSTRUCTION DRAWINGS – will form part of the Building Contract and will allow us (and other Builders if you wish) to obtain quotes from suppliers and subcontractors for the construction of the building. These drawings are also the final ‘Working Drawings’ and construction specifications used by the Builder during the construction process.
ENGINEERING DRAWINGS – the success of any project relies on sound structural design. These drawings will be prepared by an accredited Structural Engineer who will propose the appropriate footing, foundation and slab/post design required to minimise cracking, subsidence or any structural issues with the building.
GEOTECHNICAL SOIL TESTING – we will assist you in ensuring you have the correct soil classification and assessment of site stability for your building project before you begin. This will be the basis of appropriate design and will prevent issues occurring later.

Customer Selections & Pricing
In order to supply you with a precise quotation of the exact cost of your works, it will be necessary for you to make your Customer Selections with regards to fixtures, fittings and finishes. We will provide you with a Customer Selections Checklist, clearly stating all choices to be made, details of our suppliers, and where you can visit their showrooms to view their ranges.

We will guide you through our standard price ranges, however it is up to your discretion if you prefer to select a basic, or luxury priced range of fixtures and fittings. We assure that Jeffries Builders will only include materials of proven quality and durability within their quotations.
Other selections you will decide on are:
Simultaneously, your construction project co-ordinator will have performed a quantitative analysis of construction materials. These quantities along with your Construction Drawings are sent to a number of high-quality, specialised and local trades and suppliers to obtain specific quotes on labour and material supply for your project, i.e. adjustable posts, concrete, sheet flooring, trusses, frame, windows, doors, roofing, insulation, plumbing, electrical, air-conditioning etc.
On completion of gathering these prices, and all customer selections and associated costs, we are then capable of delivering to you our Fixed Price Project Quotation.
It will contain ALL INCLUSIONS therefore no nasty and unexpected extras at the end of the contract. This set price method is the best way for the Client and Builder as both parties are fully aware of all contract inclusions and expectations, avoiding changes and additional work orders. It will only be adjusted based on customer alterations and discovery of unforeseen site conditions.

Up until this point, we have assisted you with every detail of the project you wish to create, and no money has changed hands with us. (The Client will pay directly to the Draftsman, Engineers and Soil Testers). All of your chosen selections, exactly to your style, requirements and budget have been discussed thoroughly, and we have most likely developed a strong professional relationship as we endeavour to do so with all of our prospective clients.
We firmly believe that the price we will have provided you with in our Fixed Price Project Quotation will encompass paramount quality of construction build. It is solely the customer’s decision at this stage, if they wish to proceed with the exciting adventure of transforming their original idea, into a rewarding reality.
On acceptance of the Project Quotation, your Master Builders® Construction Contract (which includes all legalities and schedules for payments) will be reviewed in depth and signed by both Client and Builder. You will be encouraged to analyse all sections of the agreement to ensure peace of mind, and welcomed to ask us any questions for your clarity. Generally, a deposit of 5% of the Project Quotation is paid to the Builder on contract signing to address the relevant Council charges required when preparing the Council Application.
We firmly believe that the price we will have provided you with in our Fixed Price Project Quotation will encompass paramount quality of construction build.
